What Is a Fix and Flip Loan?
A fix and flip loan is short-term financing for San Diego real estate investors purchasing properties to renovate and resell.
Depending on the approved terms, financing may help cover both acquisition and renovation costs.
After completing the improvements, investors typically sell the property and use the proceeds to repay the loan. Repayment must occur within the agreed loan term.
When planning a fix and flip project in San Diego, investors should account for local renovation permit requirements, construction timelines, and the time needed to sell the property.
Fix and Flip Loan Details
Available financing depends on your property, borrower qualifications, and proposed transaction.
When reviewing your options with our team, we’ll discuss:
- Loan amount: Your requested financing and the amount available for the approved project.
- Cash contribution: The funds you’ll need at closing and during the renovation.
- Rates and fees: Interest, lender fees, and applicable third-party closing costs.
- Loan term: The repayment period, payment schedule, and final payoff requirements.
- Renovation funding: Whether improvements qualify for financing and how those funds would be released.
- Closing timeline: The documentation, property review, and closing conditions needed to fund your loan.

What to Have Ready
To help us review your request, gather:
- Property details: Where the property is located in San Diego County.
- Business purpose: Confirm the loan proceeds are for business purposes only.
- Funding needed: How much you’re looking to borrow.
- Property value: The purchase price or estimated current value.
- Project details: Your plans for purchasing, renovating, or refinancing
- Timeline: When you need funding and your expected project length.
- Repayment plan: How you expect to repay the loan, such as selling or refinancing the property. For renovation projects, include your estimated improvement budget and the property’s expected value after the work is completed.
Before moving forward, consider the total borrowing cost and how you would handle a delayed sale or refinance. Your repayment timeline should leave room for unexpected setbacks.
