What Is an ADU Loan?
An accessory dwelling unit (ADU) loan provides financing to build a new unit or convert existing space into one. An ADU is a separate living space on a residential property with its own cooking, sleeping, and bathroom facilities. For investment projects, short-term ADU financing can help cover eligible construction or conversion costs, depending on the approved terms.
For investment projects, short-term ADU financing can help cover eligible construction or conversion costs, depending on the approved terms.
The loan has a set repayment deadline. Before borrowing, you’ll need a plan to repay it, such as refinancing the completed property or selling it. If you plan to keep the property as a rental, the financing should account for both construction and the transition to a long-term loan.

When reviewing your options with our team, we’ll discuss:
- Loan amount: Your requested financing, project budget, and the amount available for the approved ADU.
- Cash contribution: The funds you’ll need for closing, construction, carrying costs, and expenses the loan doesn’t cover.
- Rates and fees: Interest, lender fees, and applicable third-party closing costs.
- Loan term: The repayment period, payment schedule, and final payoff requirements.
- Construction funding: Which project costs qualify for financing and how those funds would be released.
- Funding timeline: The documentation, plans, permit status, and property review needed before your loan can fund.

What to Have Ready
To help us review your request, gather:
- Property details: Where the property is located in San Diego County.
- Business purpose: Confirm the loan proceeds are for business purposes only.
- Funding needed: How much you’re looking to borrow.
- Property value: The purchase price or estimated current value.
- Project details: Your plans for purchasing, renovating, or refinancing
- Timeline: When you need funding and your expected project length.
- Repayment plan: How you expect to repay the loan, such as selling or refinancing the property. For renovation projects, include your estimated improvement budget and the property’s expected value after the work is completed.
Before moving forward, consider the total borrowing cost and how you would handle a delayed sale or refinance. Your repayment timeline should leave room for unexpected setbacks.

Benefits of ADU Loans
ADU financing can help you manage the cost of adding a rental unit to an investment property.
- Put existing property to work: Finance an eligible ADU project on a property you own or are considering purchasing.
- Preserve available cash: Financing part of the project can leave more of your funds available for carrying costs and unexpected expenses.
- Plan construction funding around the work: Review the project budget and funding schedule together so you understand when cash will be needed.
- Support your rental investment plans: An ADU can create an additional source of rental income once completed and legally available to rent. Evaluate expected rent alongside construction costs, operating expenses, and future loan payments.

Depending on the approved project and loan terms, financing may be available for a new detached ADU or the conversion of an existing structure, such as a garage. Share your proposed plans, construction estimate, and permit status so our team can review the project.
Yes, you can submit a financing request for an ADU investment project on a property you already own. Our team will review the property’s value, existing loans, available equity, and proposed construction budget to determine what financing may be available.
You can contact us while you’re planning your project. Share any drawings, contractor estimates, and permit information you have available. Our team will explain which documents and approvals are needed for loan approval, funding, and construction disbursements. A financing approval does not replace required building permits.
Your cash requirement depends on the approved loan amount, existing property debt, construction budget, and closing costs. You should also account for loan payments, taxes, insurance, and a contingency for delays or cost overruns. Our team will discuss your expected contribution as part of the loan review.
If your approved loan includes construction funding, those funds may be released in stages as work progresses. Before closing, review the draw schedule, inspection requirements, documentation, and any related fees. Confirm whether you’ll need to pay certain expenses before receiving a disbursement.
If you intend to keep the property, your repayment plan may involve refinancing into a long-term loan after construction. Rental income alone may not repay the short-term loan balance by its due date. Review your expected refinance requirements and timing before borrowing, and have a backup plan if construction or refinancing takes longer than expected.
