What Is a Bridge Loan?
A bridge loan is a short-term loan secured by real estate that helps San Diego investors cover temporary funding gaps.
Investors often use bridge financing to purchase an investment property before another sells or while waiting for long-term financing.
These types of loans are generally straight forward from a lender and borrower perspective and can fund quickly. These loans are business purpose use only.
At the end of the loan term, a balloon payment is due. The balloon payment is the full loan amount. This is paid using proceeds from a property sale or refinance with another lender.
Buy an Investment Property Before Another Sells
A property you want to purchase may become available before your existing investment sells.
Bridge financing can help cover the gap so you can pursue the purchase while the sale is still underway.
Close While Long-Term Financing Is Pending
If your purchase deadline arrives before your permanent financing is ready, a bridge loan may provide temporary funding to complete the transaction.
Your closing timeline should account for the California real estate escrow process and any outstanding funding conditions.
You can then repay the bridge loan when the longer-term financing closes.

Fund Property Improvements
Short-term financing can help cover renovations or commercial tenant improvements while you prepare a property for sale, leasing, or refinancing.
If purchasing and renovating for resale is your main goal, ask about our fix and flip loans.

- Funding needed: How much you’re looking to borrow.
- Property value: The purchase price or estimated current value.
- Project details: Your plans for purchasing, renovating, or refinancing
- Timeline: When you need funding and your expected project length.
- Repayment plan: How you expect to repay the loan, such as selling or refinancing the property. For renovation projects, include your estimated improvement budget and the property’s expected value after the work is completed.

San Diego Bridge Loan FAQs
Find answers to common questions about bridge loan costs, qualifications, and payments with Murkland Hard Money Lenders.
Qualification depends on the property, your funding needs, and how you plan to repay the loan. Murkland Hard Money Lenders focuses on the real estate investment and proposed transaction. To get started, share your property address, requested loan amount, and timeline so our team can discuss your options.
Your total cost depends on the amount borrowed, interest rate, loan length, and applicable fees. When requesting a quote from Murkland, ask for a breakdown of interest, lender fees, and third-party closing costs. Knowing the full cost helps you decide whether the financing makes sense for your San Diego investment.
Yes. Murkland Hard Money Lenders offers bridge financing for single-family investment homes, multifamily properties, and commercial real estate throughout San Diego County. These loans can help cover a funding gap while you wait for another property to sell or longer-term financing to close.
Bridge loans generally carry higher interest rates than conventional financing and must be repaid within a shorter period. If your sale or refinance is delayed, you could face additional costs or difficulty repaying the loan on time. Before borrowing through Murkland, consider whether your budget and repayment plan can accommodate setbacks.
Payment requirements depend on your loan’s structure. Bridge loans can involve interest-only payments, with the principal repaid separately, but you shouldn’t assume that arrangement applies to every loan. Ask Murkland to confirm your payment schedule, monthly obligation, and final payoff requirements before committing.
